What to Expect

You and your family have chosen the perfect location for the perfect plan that will meet your needs for entertaining, storage, flexibility and relaxing. Allison Homes wants to make sure your experience continues to be as stress-free as possible!

We have prepared these general guidelines and recommendations that will help you know what to expect before, during and after the construction of your new home.

Before Construction | during construction | after construction

What to expect before construction starts on your new home.

1. We will prepare a set of preliminary drawings which consist of the basic floor layouts and the front elevation to scale.

2. As soon as possible after the building agreement is signed, and prior to listing your current home, you should select a bank and be pre-qualified for your mortgage.

3. List your current home. Once you are comfortable with your mortgage situation, list your home with a reputable agent. We can help you find an agent who can assist you with this.

4. Once you have listed your home, and your have completed your mortgage pre-qualification, your preliminary prints should be available. Please take your time to review them and note any questions and/or changes for use when we prepare the final drawings.

5. Sale of your existing home. Now that you have accepted an offer on your current home, we recommend you apply for your mortgage at the same time the buyer for your home does.

6. With all mortgages in place, submit all the questions and changes from your preliminary drawings. Final Blue Prints should be ready about the same time your mortgage is approved.

7. Once we receive the final blue prints the next step is to start making color selections for your new home and sign all the final construction agreements to start your home. A preconstruction meeting will be scheduled to clearly outline the expectations of your new home and receive the final approval on your blue prints.

 

What to expect during construction on your new home.

1. Shortly after the preconstruction meeting with your Construction Manager, arrangements are made for lot preparation. At this time site clearing and scraping of topsoil are completed. The next step is to stake the foundation of your home and conduct an on-site meeting with the excavator to ensure your foundation walls will be at the correct height. Your foundation excavation is done and the mason work will start.

2. After completion of your foundation and backfill, the framing structure of your home is completed, the roof is sheathed and shingles are installed. As explained in the construction meeting, you will meet with your Construction Manager to go over, in detail, all quality control items and make sure you understand and are comfortable with the process up to this point.

3. Once the roof shingles are installed and you have gone through your on-site quality control meeting with the Construction Manager, arrangements are made to install the plumbing, HVAC, and electrical items. These are items that will be behind your interior walls, once complete the insulation is installed. During this time your siding, stone, and /or brick exterior finishes are installed.

4. The next phase includes hanging drywall, applying the finish coats, and sanding. Now the interior of your home is prepared for paint. All wet areas of your home (kitchen and bathrooms) are primed and painted. The trim, cabinets, and countertops are delivered and installed. The painter then returns to finish all of the interior and exterior painting.

5. Now we have reached the final stage. Your Construction Manager has arranged to have the finished flooring installed, and all of your plumbing and electrical fixtures completed. Once this is done a meeting is set up between you and your Construction Manager for orientation of your new home.

 

What to expect after construction on your new home.

Now you are able to enjoy your new home, but the service we provide does not stop then. During your new home orientation you will be supplied with all the warranty information and your service requests forms. Those service request forms are used to put us back into your home 90 days after you move in and again at 11 months. At that time we will take care of any service items your new home requires.
