Residential construction is a cash flow business. As specific phases of construction are completed, builders are invoiced from the trade people who did that
work. It is the builder’s responsibility to make sure they are paid in a timely fashion. Construction draw loans are set up to keep a constant flow of cash for this purpose.
A typical construction draw loan is set up with four draws. A specific percentage of the overall contract price is assigned to each draw, and is consistent with the amount of material and
labor performed during each phase. Payments are made at completion of the Foundation, when the roof shingles are installed, after the drywall is hung and finished, and when the trim is completed.
Any amount of the original agreement price still remaining is due once the home is completed.
Draw loans are set up so that you will not have to make mortgage payments while the home is being built. A conventional mortgage is wrapped around the draw loan and pays off the draw once
the home is completed.

Our family is in the process of looking for a home site to build on. What should we be looking for in choosing our site?

I have been in the market for building a new home. Our family has interviewed a handful of builders and received quotes
on the same plan. Many of the quotes differ in price, why is this?
There are three factors that make up the price for a home. They are quantity, quality, and builder markup. It is very important
as a consumer to make sure you are comparing apples to apples. In this area it is well known that builder’s markup may vary by a percent or two, not a big factor while comparing overall price. Major Price discrepancies
are typically found in quality and quantity. A great way to compare quality of product is first by sitting with a builder representative and going through
all the quotes and along with the building specifications used for each quote. Next is your personal observation of the craftsmanship in the builder’s model home. If you find that quantity
is one of the reasons a builder has come in less expensive than others, you may want to be concerned. It could very well mean they are looking for ways to
cut corners on the project just to get the job done. Please keep in mind these factors pertain to house price only. There are other factors such as land
and land improvement costs that will need to be compared if you are looking at different home site locations.
